What is included in our Full Management service 10% of rent + VAT

Our full management service includes all elements of our Let Only (Tenant Find) service in addition to the below after the tenants have moved in.

Management of tenants

Dealing with all enquiries from your tenants relating to any matter
Collection of monthly rent, and then forwarding to yourself
Monthly statement for taxation reasons
Pursuit of late payment

Management of the property

Dealing with the reporting of maintenance issues from tenant to yourself
Arrangement of contractors and repairs as and when needed
The option to have interim inspections

End of Tenancy

A pro-active approach to the end of tenancy to manage a renewal or re-let
If a renewal is required, organisation of all paperwork involved
If a re-let is required, re-marketing and commencement of Let Only services
Notice given if required

What is included in our Let Only (Tenant Find) service 6% of rent + VAT

Prior to Marketing

Initial visit for the valuation of the property, and to make recommendations prior to the property being on offer to the general public
Professional photography in readiness for marketing
Valuation letter and comparable evidence of similar properties in the same price range


Marketing across numerous web portals including Rightmove the largest property site in the UK
Distribution of property particulars to our database of actively looking tenants
Advertising on our own website and within our High Street branch
Advertising on social media and in the local press where appropriate
Fielding of all phone, email and walk-in to office enquiries in relation to your property,
Vetting of prospective tenants prior to viewing,
Accompanying of all prospective tenants on a viewing
Negotiation and additional vetting with prospective tenants once they have voiced an interest in offering to take your property

Negotiating an Offer and Referencing

Collection of £250 holding deposit to get commitment from the prospective tenants
Negotiation of all issues relating to furniture, move-dates, etc
Independent referencing including credit check, ID check, employment and previous landlord reference (where appropriate)

Prior to Move-In

Preparation and signing of the tenancy agreement
Collection of the remainder of “move-in” monies

Move-in Day

Meeting the tenants to arrange keys and their move-in


Deposit registration in a Government backed scheme
Arrangement, if required, for a gas certificate and EPC to be conducted
